PREFERENCES

The user may customize specific search and product features of RealQuest via the options provided on the Preferences page. The values entered for preferences will remain the default preferences until you decide to change them. You may even revert back to the system defaults with a single click of a button. Listed below are the sections available within Preferences together with a brief description of each field for each section.

  • Report Options
    Select any one or more reports you wish to include in your Property Profile. Simply check the reports you want returned with every property search. The system default is a single Property Detail Report.
    The available report options are:

NOTE: Report Options can be changed for any single search, from most search pages, without changing your Preferences. Before submitting a search, you can customize your report output by selecting or deselecting reports from your saved preferences.

  • Search
    Select Your Preferred Search Page - This section allows you to choose which search page you wish to go to when logging into RealQuest.  The options include:
    - Address
    - Advanced Address
    - Owner
    - APN
    - Multiple Subjects
    - Custom
    - Foreclosure
    - Street Map
    - Parcel Map
    - Doc Image

They system default for this option is Address Search.Select Neighborhood Information Search Parameters

You can modify the distance to search for the School and Local Business section of the Neighborhood Information report. Select the distance from the selected subject property that provides you the best results.Select Your Custom Search Options

- Select the maximum number of records to be retrieved per search, up to 25,000 records. The default setting is 1,000.

- With each Custom Search, a Results Confirmation page including a count of the number of records found and link to preview the data will be provided. To eliminate the display of this page, simply deselect the “Display Search Count Confirmation and Preview page” option.

- If you enable the searching for Owner Transfer information, then the Custom Searches that include sale-related criteria (Recording Date, Sale Date, Sale Price, Document Number, Deed Type) will search the last full market sale information as well as the owner transfer sale information fields.- If you select a street map as one of your report options you can choose to plot all selected properties on a single map or each property on an individual map.

  • AVMSelect Automated Valuation OptionsYou may select any one or more of the following options to be include with your Automated Valuation:
    - ValuePoint®4 archive retrieval
    - HVE archive retrieval
    - Display CoreLogic as AVM provider in footer of ValuePoint®4 report
    - Area Market Sales plotted on a Street Map

The default setting for these options is disabled.

  • GeneralOther Report Options
    These options allow you to enhance your search parameters and view your search findings before viewing the requested reportsView Report Summary
    This option will provide you with additional navigation options. From the Report Summary, you will be able to preview your selected reports individually or as a set. You will also be able to select reports that you did not include in your original request.Include Sales Shown as Pending
    By selecting this option, you can include new sales and deed transfers for properties shown as pending as of the last update received from the county.Cover Page
    To include a cover page with your report, select this option and setup the content by clicking the “click here for setup” link.Reference ID
    To enable the user-defined Reference ID for tracking usage and printing on reports, select this option. (Note: The Reference ID will also show on billing and usage statements by making a request to our Customer Service Department.)

    Latest Recording Date
    Enable this option if you would like the latest recording date for the county you are accessing to display on the transaction-related reports.

    Change Password
    You can change your password by selecting this option for the next time you log in.

  • Comps
    Select Your Comparable Property Search Parameters
    The system default for finding comparable properties include: 20 properties per report, 9 Months Back from the current date, 0.5 mile from the Subject Property, a Gross Living Area difference of 15% and Land Use the same as of the Subject Property’s. The default Sort Method for comparable properties found defaults to Distance from the Subject Property. You can use these defaults or customize your comparable property search criteria. Below is a listing of each field with a brief description of how it is used. If data is entered in any one or more fields, that parameter will be included when searching for comparable properties. If left blank, the search parameter will be ignored.Number of Comparable Properties for Report
    You can enter any number from 1 to 50 to define the “maximum” number of properties to be included in your report.Sort MethodThis option allows you to select the order in which the comparable properties found are sorted.Number of Months Back - Here the user selects the number of months back to search for comparable sales. If the Number of Months Back option is used, the date range cannot be selected.Date Range
    Enter the starting and ending date ranges to search for comparable sales. If no value is put in the From field and a value is entered in the To field, The system will look for all properties sold prior than the To date. Likewise, if no value is put in the To field and a value is entered in the From field the system will look for all properties sold after the From date. If you’re looking for properties sold in a specific month, enter the same month and year in both the From and To fields. The entry format for these fields is month and year, MM/YYYY. If you wish to use the Date Range option, the Number of Months Back must be cleared.

    Sale Price
    Enter the beginning and ending sale price number range to search for comparable sales. If no value is put in the From field and a value is entered in the To field, the system will look for all properties with a sales price less than the To number. If no value is put in the To field and a value is entered in the From number, the system will look for all properties with a sale price greater than the From number.

    Distance from Subject Property
    This field is used to indicate how far away from the subject property that comparable sales will be selected. The distance is entered in tenths-of-a-mile and indicates a radius distance. For example, a value of .5 would instruct the system to search for comparable sales one-half mile around the subject property.

    Year Built
    Enter the beginning and ending year built range to search for comparable sales. If no value is put in the From field and a value is entered s in the To Field, the system will look for all properties built prior than the To date. If no value is put in the To field and value is entered in the From field, the system will look for all properties built after the From date. If you wish to only include properties built in a specific year, enter the same year in both the From and To fields. Entry format for this field is YYYY.

    Bedrooms
    Enter the beginning and ending bedroom number range to search for comparable sales. If no value is put in the From field and a value is entered in the To field, the system will look for all properties with the number of bedrooms less than the To number. If no value is put in the To field and a value is entered in the From number, the system will look for all properties with the number of bedrooms greater than the From number. If you wish to include properties with a specific number of bedrooms, enter the same number in both the From and To fields.

    Bathrooms
    Enter the beginning and ending bathroom number range to search for comparable sales. If no value is put in the From field and a value is entered in the To field, the system will look for all properties with the number of bathrooms less than the To number. If no value is put in the To field and a value is entered in the From field, the system will look for all properties with the number of bathrooms greater than the From number. Enter the values in full numbers only, it is not specific to half or quarter baths. For example, if you want to search for 1 1/2 baths you would enter 2.

    Stories
    Enter the beginning and ending story number range to search for comparable sales. If no value is put in the From field and a value is entered in the To field, the system will look for all properties with the number of stories less than the To number. If no value is put in the To field and a value is entered in the From number, the system will look for all properties with the number of stories greater than the From number. If you wish to include properties with a specific number of stories, enter the same number in both the From and To fields.

    Gross Living Area Difference
    Use this field to enter in the allowable difference (plus or minus) in living square feet that the comparable sale can have from the subject, as expressed in a percentage. If the Gross Living Area Difference option is used, the Gross Living Area Range cannot be selected.

    Gross Living Area Range
    Should you prefer to specify low and high value ranges for the Gross Living Area, enter the square feet in the From and To fields, respectively. If you wish to use the Gross Living Area Range option, the Gross Living Area Difference option must be cleared. Lot Area Difference

    You can use this field to enter in the allowable difference (plus or minus) in lot square feet that the comparable sale can have from the subject, as expressed in a percentage. If the Lot Area Difference option is used, the Lot Area Range cannot be selected.

    Lot Area Range
    Should you prefer to specify low and high value ranges for the Lot Area, enter the square feet in the From and To fields, respectively. If you wish to use the Lot Area Range option, the Lot Area Difference option must be cleared.

    Pool
    This field is used to specify whether to include only properties with or without pools. “No Preference” will include properties with and without a pool.

    Land Use
    Use this list to specify the Land Use or Uses included in your search. You may make multiple selections from the pick list by using your keyboard Control and Shift keys.

    Geographic Options
    Geographic options allows you to specify a single geographic constraint for your comparable searches. For example, choosing ZIP code will instruct the system to only search for comparable sales within the same ZIP code as the subject property.

  • Save Preferences
    Clicking this button will save your preferences for all future searches. If you should change your parameters, but fail to save your preferences, the system will ignore the changes.
  • Reset Defaults
    Selecting this button will reset the preferences to the system defaults.
